Landlord Gas Safety Certificates in Middlesbrough and Across Teesside
Landlords must have every rental property's gas appliances checked once a year by a Gas-Safe registered engineer. At Eaglescliffe Gas, we carry out the inspection, issue your CP12 record, and can arrange access directly with your tenants so the renewal doesn't eat up your time.

Gas Safety Certificates for Landlords: What The Check Includes
An Eaglescliffe Gas engineer can legally inspect each gas appliance and flue that the landlord is responsible for:
Boilers, gas fires, cookers and hobs
Appliance operating pressure and heat input, checked against the manufacturer's specification
Flue flow and spillage tests, confirming combustion gases vent safely outside
Ventilation to each appliance
A gas tightness test on the pipework, confirming no leaks
Condition of safety devices.
Each appliance is recorded as safe or not safe on the gas safety certificate, with any defects listed.

Your Legal Duties As a Landlord
Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must:
Have a gas safety check carried out every 12 months by a Gas Safe registered engineer
Give existing tenants a copy of the record within 28 days of the check
Give new tenants a copy before they move in
Keep each record for at least two years
The check can be done in the two months before the renewal date without losing time, since the new certificate runs from the old expiry date. That window is the easiest way to stay compliant without the deadline creeping up on you.
